CASE # <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT <br />FOR PORTIONS OF RAMSEY TOWN CENTER ADDITION; <br />CASE OF RAMSEY TOWN CENTER, LLC <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />Ramsey Town Center LLC has submitted an application for an amendment to the 2001 <br />Comprehensive Plan. The request is to change the land use designation for the subject property <br />from a combination of Low- and Medium Density Residential to Mixed Use. The proposed <br />amendment to the Comprehensive Plan will bring the subject property in line with the remainder <br />of' the Town Center property south of Bunker Lake Blvd. <br /> <br />The t'ollowing items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Composite plan - RTC 8th, 9th, and 10th Additions <br />c) Draf`t Planning Commission meeting minutes dated June 2, 2005 <br />d) Proposed Resolution approving the request and authorizing <br /> Metropolitan Council <br /> <br />submittaI to the <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350' feet of the subject property of <br />the request and'public hearing date. Staff attempted to notify property owners within 700 feet Of <br />the subject property. <br /> <br />Observations: <br /> <br />A Comprehensive Plan Amendment request was considered and denied for the Subject Property <br />by the City Council in 2002. The primary reason for the denial was the lack of a concept plan for <br />the property. Since that time, a concept plan for the entire Town Center site has been approved by <br />the City Council. The Town Center' Zoning District was adopted by the City CoUncil in 2003, <br />which included the Subject Property. The request also meets the criteria established in the <br />Interim Policy fbr Land Use Changes adopted by the City Council on April 26, 2005. <br /> <br />This request is largely a housekeeping item required to bring the subject property in line with the <br />remainder of the Town Center site in terms of land use designation. <br /> <br />7 <br /> <br />-237- <br /> <br /> <br />
