CC Regular Session 7.4. <br />Meeting Date: 01/26/2021 <br />By: Tim Gladhill, Community Development <br />Information <br />Title: <br />Introduce Ordinance #4�04J. #21-01 Amending City Code Sections 117-111 (R-1 Residential District) and 117-112 <br />(R-2 Residential District) Clarifying Sub -districts based on Lot Size <br />Purpose/Background: <br />The purpose of this case is administrative/housekeeping in nature. Based on recent applications of the newly <br />created sub -districts allowing 65 foot wide lots and 50 foot wide lots 'by right', Staff is proposing a restructuring of <br />City Code as it pertains to detached single-family lots. <br />• Standards for 80 foot wide lot and 65 foot wide lots remain unchanged <br />• Moves 50 foot wide lots from R-2 Residential District to R-1 Residential District <br />• Consistent with actual net density <br />• Standards remain unchanged <br />• Clarifies that accessory structures are allowed <br />• Moves 40 foot wide lots from R-3 Residential District to R-2 Residential District <br />• Consistent with actual net density <br />• Standards remain unchanged <br />• Clarifies that R-3 Residential District is reserved for higher -density developments <br />Notification: <br />The Planning Commission held a Public Hearing on January 7, 2021. The Public Hearing Notice was properly <br />advertised in the Anoka County Union -Herald, the City's Official Newsletter. A notice is not required for this step. <br />Observations/Alternatives: <br />As noted above, there are no policy implications in this ordinance. This is a housekeeping amendment to establish a <br />more logical structure and naming scheme for detached single-family districts. These recommended amendments <br />are based on actual experience applying recent code changes. <br />Funding Source: <br />This case is being handled as part of normal Staff duties. <br />Recommendation: <br />The Planning Commission recommends that the City Council adopt Ordinance #21-01. <br />Action: <br />Motion to introduce Ordinance #21-01. <br />Attachments <br />Ordinance #20-01 <br />DRAFT Planning Commission Minutes dated January 7, 2021 <br />Form Review <br />
