The size of the maples exceeds the minimum requirements of City Code. Staff <br />reviewed the landscaping plan for the initial construction of this building and also visited the site <br />to look at available growing space. At that time, it was realized that four (4) red .maples (Acer <br />rubra) and four (4) white spruces (?icea glauca) were never installed per the approved <br />landscaping plan in 2003 and that one of the initial plantings, a prairie crabapple (Malus icensis), <br />was dead. <br /> <br />Taking this into consideration, Staff is requesting that the eight (8) trees shown on the original <br />landscaping plan be installed in the southern portion of the property along with the three (3) <br />proposed 3.5 inch caliper red maples. In addition, the dead prairie crabapple, adjacent to the <br />parking area near Sunwood Dr., should also be replaced. <br /> <br />A revised landscaping plan must be submitted. If planting/growing space is limited in the <br />southern portion of the property, some of the trees can be positioned along the east and/or west <br />property lines. <br /> <br />Ground Cover: All landscaped areas must be sodded ahd' irrigat.a,d per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. The building addition will consist of precast wall panel that <br />will match the existing building. . <br /> <br />The proposed building height is 29' 2" feet. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be Stored within a <br />completely screened structure .or container. The dumpster area will be housed within the <br />building. <br /> <br />Access: The property currently gains access from Sunwood Drive, no new accesses are proposed. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of' office floor area and 1 parking space for each 1,000 square feet of <br />manuhL'turing/warehouse area. The proposed building addition will require an additional 15 <br />parking stalls for the proposed warehouse/manufacturing area. The total building area is subject <br />to a total of 47 parking stalls and the site plan proposes 40 parking stalls. The site plan is <br />deiicient by 7 parking stalls; the site plan should be revised t.o comply with City Code. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. ... <br /> <br />7 <br /> <br /> <br />
