CASE # <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />CASE OF KINGHORN COMPANY/PANTHER PRECISION <br />By: Jason Schmidt, Management Intern <br /> <br />Background: <br /> <br />Kinghorn Company has applied for site plan review for an expansion to Panther Precision <br />Machine, Inc. existing facility. Panther Precision Machine is currentlY located at 6640 <br />Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review, letter dated July 1, 2005 <br /> <br />Notilication' <br /> <br />Site Plans do not require a public hearing. <br />Observations: <br /> <br />The site plan is proposing to construct a 15,.000 square foot manufacturing/warehouse <br />addition onto Panther Precision Machine's existing 26,205 square foot facility. The <br />subject property is 2.55 acres in size and is zoned E-1 Employment; the proposed addition <br />is a permitted use in this district. <br /> <br />The site plan is exceeding all setbacks, except the rear yard. The proposed addition has a <br />building setback encroachment of 7.4 feet on the southwest side and 4.57 feet on the <br />southeast side for a total of 718 square feet encroachment. The developer has filed a <br />variance for this setback encroachment. Lot coverage has been calculated at 37.1%, <br />which is under the 45% maximum lot coverage restriction established in City Code. The <br />site plan is subject to a total of 47 parking stalls and only 40 stalls are being provided. <br />The site plan will need to be revised to comply with City Code or the developer will need <br />to justify why the required 7 parking stalls are not needed in this case. <br /> <br />No new accesses are proposed. <br /> <br />The proposed building addition will consist of exterior materials that will match the <br />existing building, which consists ofprecast wall panel. <br /> <br />The grading and drainage plan has been reviewed by the Engineering Department and is <br />deficient of certain information. The plan is being revised and City Staff will provide a <br />verbal report on the revised plans. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review <br />Letter. .... <br /> <br />1 <br /> <br /> <br />
