We offer the following comments: <br /> <br />General: The site plan proposes a 1,742 square foot .addition' to the existing Sumqsh Express <br />facility at 6401 Hwy, #10 N.W. The proposed addition to the building would be utilized as a 3 <br />bay oil change service. The addition would require relocating the vacuum island to the north side <br />of the driveway entrance from Sunfish Lake Blvd. <br /> <br />Zoning: The site is zoned H-1 Highway 10 Business District (Official Map Overlay). This <br />district was created to facilitate orderly transition of the future Highway #10 corridor While <br />allowing property owners the ability to utilize their property for economic benefit until such time <br />as the improvements are initiated. <br /> <br />Lot Coverage: The subject property is 1.6 acres (71,784 square feet) in size. The H-1 District <br />restricts building coverage to 35% or 25,124 square feet in this case. The existing building is <br />8,583 square feet, which equates to a building coverage of approximately 11.9%. The expansion <br />is proposed to be 1,742 square feet in size, which, equates to an additional lot coverage of 2.4%. <br />With the expansion, the total lot coverage will be 14.4% and is in compliance with City Code. <br /> <br />Utilities: The facility is currently served by municipal sewer and water facilities <br /> <br />Setbacks: The side yard setback is 10 feet; the site plan reflects that the expansion will be <br />approximately 15 feet from the west side yard property line. <br /> <br />Screening: The abutting properties are zoned business and City Code does not require. <br />,screening. <br /> <br />41 <br /> <br /> <br />
