· Review Letter: Sunfish Express Expansion <br /> June 30, 2005 <br /> Page ~ <br /> <br />the building and merge into the site exit lane onto Sunfish Lake Blvd., being cautious of <br />incoming traffic turning south to access the convenience store, gas pumps or interior seating for <br />Taco Johns. <br /> <br />The existing pavement width between the existing vacuum island and the terrace along Sunfish <br />Lake Boulevard would be reduced from its current 50 foot width to a 30 foot width. This jsa <br />major access point which accommodates many of the traffic movements described above. The <br />proposed car wash would also significantly impact the. sight distance for the ingress and egress <br />trafl~c movements from Sunfish Lake Boulevard to the mall. At the present time traffic can be <br />seen through the vacuum island. This will not be possible with the construction of the oil change <br />building at this same location. <br /> <br />The relocation of the vacuum island to the north side of the Sunfish Lake Blvd. access is also a <br />concern. The site access from Sunfish Lake Blvd. has been observed to be a v.ery busy one. It is <br />staff's opinion that the relocation of the vacuum island will add to the congestion and create a <br />traffic flow problem with vehicles trying to pull into and back out of the vacuum island in the <br />midst of incoming and exiting Site traffic. ,,,. .... .:,, <br /> <br />Off-Street Parking - Spaces Required: City Code requires a'total of 48. parking spaces with <br />the additional use. The site plan identifies 50 parking spaces for services, which 50 spaces <br />includes 3-vehicle stacking area for the oil change and the 2-bay interior of the oil change section <br />of the building. <br /> <br />Lighting: All exterior commercial lighting must meet City standards, which require "cut-off" <br />type fixtures. Shop drawings of all proposed exterior lighting should be submitted for review an <br />approval. <br /> <br />REU Number: The Residential Equivalent Unit (REu) will determine the amount this <br />development will pay to the City's storm water utilities: This number is based upon the amount <br />of impervious area of the site and may be adjusted accordingly if the expansion is approved. <br /> <br />Inspection Fee: The City has established an inspection fee to cover the costs incurred by the City <br />related to the installation of required improvements.' If the site plan is approved, the developer <br />will be required to make a cash deposit into the appropriate escrow account at the City and the <br />City shall have the authority to draw upon these funds for the purpose of compensating for <br />inspection services. The amount of the deposit shall be equal to five percent (5%) of the <br />estimated cost of the Required Improvements. Upon completion of the Improvements to the <br />satisfaction of the City, any surplus balance remaining in the City's escrow account shall be <br />refunded to the developer. <br /> <br />43 <br /> <br /> <br />
