CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW.FOR AN EXPANSION <br />AT TJ ASSOCIATES PRINTING; <br /> CASE OF DANIEL AND CHERLYN STEWART; <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />TJ and Associates Printing is proposing to expand their existing facility on 140th Court <br />west of' Sunfish Lake Blvd. The current facility consists of office, manufacturing, and <br />warehouse space. <br /> <br />The ibllowing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />0 <br /> <br />Site location map <br />Site plan <br />Grading plan <br />Landscaping plan <br />Building elevations "'"" <br />City Staff review letter dated July 1, 2005 <br /> <br />Notitication' <br /> <br />Site ?lans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The proposed addition would add an additional 10,030 square feet of warehouse space to <br />the existing 14,54'2-square-foot building. The subject property is 1.7 acres in size and is <br />located in the E-1 Employment District. Manufacturing/warehouse uses are permitted in <br />this zoning district. <br /> <br />With the addition, total building coverage on the site will increase to 24,572 square feet <br />or 33"/0; lot coverage of 45% is permitted by City Code. The addition meets the 35-foot <br />rear and 20-£oot side yard setback requirements. <br /> <br />City Code requires a total of 43 parking spaces as a result of the proposed expansion. The <br />site plan identifies 38 parking spaces, includi, ng 14 proof-of-parking spaces that are not <br />currently striped. When the existing building was constructed, a total of 38 spaces were <br />requh'ed. It may be difficult to find space for-the additional 5 parking spaces required by <br />City Code; Staff is asking the Planning Commission to consider whether the additional <br />spaces should be required. Staff is recommending that the 14 proof-of-parking spaces on <br />the east side of the site be striped at this time. <br /> <br />45 <br /> <br /> <br />
