Dir. <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of re-platting Lot 1, Block 2, Sunfish Lake Business Park <br />into 3 lots and an outlot. The property is located south of Sunwood Drive N.'W., west of Sunfish <br />Lake Blvd. and east of Azurite Street N.W. The purpose of the replat is to create additional 2 to <br />4 acre lots in the City of Ramsey to meet development requests and demand. <br /> <br />The [bllowing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated June 30, 2003 <br /> <br />Notification: <br /> <br />Sketch plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The minor plat is creating two additional buildable lots. The plat design is such that all 3 lots <br />meet the minimum 1 acre lot size and minimum 200 foot lot width in the E-1 Employment <br />District. <br /> <br />Lots 1 and 2 will receive access from Azurite Street. Lot3 is adjacent to. Sunfish Lake Blvd. and <br />all right-of-access will appropriately be dedicated tO the County. That leaves Lot '3 with no <br />current public access. However, Outlot A, in combination with an easement the City previously <br />received from Waltek to the south, will provide for the future extension of 144th Avenue N.W., <br />west of Sunfish lake Blvd. Development of Lot 3 cannot happen without'the extension and <br />construction of 144t~ Avenue N.W. City Staff will verify that the easement received from Waltek <br />for the future road corridor has been recorded. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />A grading and drainage plan will be reviewed as site plans for the individual lots are received. <br /> <br />Park dedication requirements will be fulfilled as part of the Tax Increment Financing agreement <br />between the City of Ramsey and the developers of each lot. <br /> <br />63 <br /> <br /> <br />
