The proposed plat consists of one sheet dated June 16, <br />2003. We offer the following comments: <br /> <br />General: Sunfish Lake Business Park 3rd Addition is a replat of Lot 1, Block 2, Sunfish Lake <br />Business Park into 3 lots and an outlot. The property is located South of Sunwood Drive N.W., west of <br />Sunfish Lake Blvd. and east of Azurite Street N.W. The sketch plan is proposing to create two <br />additional buildable lots, for a total of three buildable lots. The purpose of the replat is to create <br />additional 2 to 4 acre lots in the City of Ramsey to meet development requests and demand. <br /> <br />Zoning: The property is zonedE-1 Employment. <br /> <br />Lot Sizes and Dimensions: All three lots exceed the one-acre minimuTM lot size requirement and the <br />200--lbot lot width requirement. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site <br />plan submitted for the develolSment of the lots. <br /> <br />Streets: Lots 1 and 2 will receive access from Azurite Street. Lot 3 is adjacent to Sunfish Lake Blvd. <br />and all right-of-access will appropriately be dedicated to the County. That leaves Lot 3 with no current <br />pubtic access. However, Outlot A, in combination with an easement the City previously received from <br />Waltek to the south, will provide for the future extension of 144th Avenue N.W., west of Sunfish Lake <br />Blvd. Development of Lot 3 cannot happen without the extension and construction of 144th Avenue <br />N.W. City Staff will verify that an easement has been recorded by Waltek that will preserve a corridor <br />~br a fitture road extension. <br /> <br />Drainage and Utility Easements: Ten foot drainage and utility easements are included around the <br />per/meter of each lot. The MPCA storm sewer will need to..be need to be relayed along the north and <br />west boundaries of lots 1 and 2. An additional .,,drainage and utility easement will be required over the <br />route of the new storm sewer line. <br /> <br /> <br />
