CASE #: ~ <br /> <br /> REQ U EST FOR A VARIANCE TO REAR YARD SETBACK REQUIREMENTS; <br /> CASE OF PANTHER PRECISION <br /> By: Management Intern Jason Schmidt <br />Background: <br /> <br />Panther _Precision Machine, Inc., has submitted a request for variance to the rear yard ~etback <br />requirements at 6640 Sunwood Drive. <br /> <br />Thc fl~llowing items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Notification: <br /> <br />[n accordance with State Statute, Staff notified propert~'"°wners',..within 350 feet of the subject <br />property of'the request for variance and public hearing. <br /> <br />Observations: <br /> <br />Panther -precision is proposing to construct a 15,000 square foot addition onto the existing <br />building. The proposed addition has an encroachment on the rear yard setback by a distance of <br />7.4 feet on the southwest side and 4.57 feet on the southeast side, with a total encroachment of <br />718 square feet. The reason for this is the existing building lies parallel to the west side yard <br />setback and that the lot is an irregular shape, being narrower at the north and wider at the south. <br />In keeping the 15,000 square foot addition consistent' with the existing building's architectural <br />layout, thc addition infringes upon the rear yard setback. City code requires a variance to expand <br />into the setbacks. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the variance request. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution Pt-- adopting Findings of Fact #__ relating to a request for a <br />variance from rear yard setback requirements at 6640 Sunwood Drive. <br /> <br /> <br />
