Phase I Environmental Site Assessment <br />Riverstone South/Pearson Properties, Ramsey, Minnesota August 12, 2020 <br />CONCLUSIONS <br />At the request of Mr. Tom Bakritges with Capstone Homes, Inc., Carlson McCain, Inc. (Carlson <br />McCain) has performed a Phase I Environmental Site Assessment (ESA) in general conformance <br />with the scope and limitations of American Society for Testing and Materials (ASTM) Standard <br />Practice E 1527-13 for the Riverstone South/Pearson Properties, which includes portions of <br />parcel identification numbers (PIN) 29-32-25-23-0004 and 29-32-25-22-0003, located <br />southeast of the intersection of US Highway io and Bowers Drive Northwest in the City <br />of Ramsey, Minnesota. Any exceptions to, or deletions from this practice are described in <br />Section 9.0 of this report. <br />This Assessment has revealed no evidence of "recognized environmental conditions" (RECs) in <br />connection with the Property. <br />Historical recognized environmental conditions (HRECs) are defined by ASTM as a past release <br />of any hazardous substances or petroleum products that has occurred in connection with the <br />Property and has been addressed to the satisfaction of the applicable regulatory authority or <br />meeting unrestricted use criteria established by a regulatory authority, without subjecting the <br />Property to any required controls. <br />• There were no HRECs identified during the course of this assessment. <br />Controlled recognized environmental condition (CRECs) are defined by ASTM as a REC resulting <br />from a past release of hazardous substances or petroleum products that has been addressed to <br />the satisfaction of the applicable regulatory authority. <br />• There were no CRECs identified during the course of this assessment. <br />PROJECT SUMMARY <br />This section of the report identifies known or suspected RECs, Controlled RECs, Historical <br />RECs, and de minimis conditions.
