CASE #: 5 <br /> <br /> REQUEST FOR FINAL PLAT AND FINAL SITE PLAN APPROVAL OF RAMSEY <br /> TOWN CENTER 7Tu ADDITION - SYMPHONYAT TOWN CENTER; <br />CASE OF TOWN & COUNTRY HOMES, LLC AND RAMSEY TOWN CENTER, LLC <br />By: Sylvia Frolik, Asst. Dir. <br /> <br />Background: <br /> <br />Town & Country Homes and Ramsey Town Center, LLC have submitted a final plat and final <br />site plan for Ramsey Town Center 7th Addition. In accordance with the approved preliminary <br />plat, the project consists of 190 townhomes on approximately 21 acres located on Outlot U, <br />Ramsey Town Center Addition and portions of Outlots B, Ramsey Town Center 2nd Additiom <br />The proposed development is located south of Bunker Lake Blvd., north of East Ramsey <br />Parkway, east of Town Center Drive and east and west of Rhinestone St. N.W. · <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />Proposed final Site Plan including Landscape Plan and Building Elevations <br />City Staff Review Letter dated July 7, 2005 <br />Proposed Development Contract <br />Proposed Resolution for final plat approval <br /> <br />Notification: <br /> <br />In accordance with City Code, owners of p~'operty within 700 feet of the subject property were <br />notified of the May 19, 2005 preliminary plat public hearing conducted by the Planning <br />Commission. <br /> <br />Observations: <br /> <br />The final plat consists of 33 lots for the 33 buildings. The two outlots will be retained for future <br />development. <br /> <br />The subject property is currently zoned Town Center-4b Neighborhood District (TC-4b). The <br />TC-4b District allows for residential uses at a net density of up to 15 units per acre. The net <br />density is in accordance with the approved preliminary plat - 11.6 units per acre. <br /> <br />The building elevations indicate that there will be 33 buildings containing 36 back-to-back units <br />and 154 row house units. All of the buildings meet the minimum 2-story height requirement. <br />The Chateau (back-to-back) product and the Hometown (row house) product have utilized other <br />design enhancements such as covered porches, 'broken roof lines, material changes and colors for <br />a reduction in the brick requirement. <br /> <br />-173- <br /> <br /> <br />
