10. .Payment for Stage II Improvements. The CITY will install in the Plat the Stage II <br />Improvements. The DEVELOPERS shall deposit an amount that is determined by the CITY to <br />be adequate to aid in the operation and maintenance of street lights in locations Within the Plat <br />determined by the CITY Engineer and installed by Connexus for the first three (3) years after <br />final plat approval. The CITY will bill residents in the Plat at least quarterly for street light <br />maintenance and operation costs; billing will be initiated at the time a residence connects to <br />municipal water and sanitary sewer. The DEVELOPERS will pay to the CITY an 'amount <br />equal to 100% of the CITY Engineer's estimated construction cost of the'items prior to recording <br />of the final Plat. The DEVELOPERS shall construct and install the following <br /> site improvements on the Site in accordance with the specifications and location as shown <br /> on the Plat. The Required Improvements are as follows:. <br /> <br />a. Site grading in accordance with the Grading Plan prepared by URS dated June 24, <br /> 2005 <br />b. Installation of storm sewer and appurtenances. <br />c. Sanitary sewer system <br />d. Watermains and appurtenances <br />e. Trunk and lateral storm drainage facilities <br />f. Installation of bituminous driveways, parking'lots, and maneuvering areas. <br />g. Installation of continuous, surmountable cOncrete curbing and gutter around the <br /> perimeter of all bituminous surfaces. <br />h. Installation of Landscaping in accordance with the Landscape Plan, dated June 24, <br /> 2005 <br />i. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, <br /> and installed accoidingly. <br /> Irrigation rain sensors shall be installed and appropriately placed throughout the <br /> development. <br />k.
