<br />Chairperson Valentine commented that this is a large site and asked if further subdivision would <br />be expected in the future. <br /> <br />City Planner Anderson replied that he does not necessarily envision further division. He stated <br />that this project would require a variance for the cul-de-sac as proposed. He stated that there are <br />significant wetland complexes near the large estate lots that would make further division and an <br />additional road connection difficult. <br /> <br />Chairperson Valentine commented that if there were a sense that further subdivision is anticipated, <br />decisions could be made in this planning process to support that in the future. He commented that <br />there are natural resources in this area, and he would want to be careful in how that could be <br />developed. <br /> <br />City Planner Anderson commented that the public road as proposed is attempting to follow the <br />existing driveway that currently accesses the existing home in order to reduce impact to the tree <br />cover. <br /> <br />Board Member Hiatt asked how close the MUSA line is to this property. <br /> <br />City Planner Anderson displayed a map highlighting the MUSA line in relation to this property. <br />He noted potential developments that could bring the MUSA closer to this property but noted that <br />there would still be some distance from this property. <br /> <br />Board Member Hiatt asked if future subdivision would require City sewer and water connection. <br /> <br />City Planner Anderson stated that would require an amendment to the Comprehensive Plan as this <br />property is not guided for urban services. <br /> <br />6. BOARD / STAFF INPUT <br /> <br />City Planner Anderson commented that there is an opportunity for a tree planting event on April <br />th <br />8 in Central Park in coordination with the Park and Recreation Commission meeting that evening. <br />He noted that the trees could fill in a gap between existing tree cover along a boundary with an <br />adjacent residential property. He stated that staff will continue to work on the details and <br />encouraged Board members to attend if possible. He stated that staff will send out additional <br />details as they develop. <br /> <br />7.
