CC Regular Session 7, 5, <br />Meeting Date: 04/27/2021 <br />By: Chloe McGuire Brigl, Community <br />Development <br />Information <br />Title: <br />Approve Items Related to Bunker Lake Industrial Park Third Addition, Case of PSD LLC (Project 1t21-109) Please <br />Note: this case was moved to Case 7.09 on the Regular Agenda. <br />Purpose/Background: <br />The purpose of this case is to review a request from PSD, LLC (the "Applicant") for Site Plan and Final Plat <br />approval for a new building in Bunker Lake Industrial Park. In total, Bunker Lake Industrial Park (BLIP) is <br />approximately 45 acres and this will be the fourth building in the development. The Subject Property is south of <br />Bunker Lake Blvd and west of Jackal St NW, and the property is approximately 26 acres, of which 8.1 acres will be <br />platted. The proposed building is approximately 72,000 square feet and will be used by an industrial user. <br />Notification: <br />No notification is required for final plat or site plan approval. This case does not request any deviations from the <br />City's Code that would require notice (e.g. variance); however, notice is required for the ordinance to vacate <br />right-of-way and easements onsite. A public notice will be published with the adoption of the ordinance at the next <br />meeting. <br />Observations/Alternatives: <br />Summary <br />The Applicant is requesting approval of Final Plat for Bunker Lake Industrial Park 3rd Addition and Site Plan <br />approval for BLIP 4 (the 4th building in the development). BLIP has been a very successful industrial district in the <br />City of Ramsey, which is generally south of Bunker Lake Boulevard and west of Ferret Street and Armstrong <br />Boulevard. The industrial park is home to Adrenaline Sports, Team Packaging, Jump'n Gymnastics, Northwoods <br />Machine, Diamond Graphics, and 401 Manufacturing, to name a few. The existing buildings are east of Jackal <br />Street NW and south of 147th Lane NW. The new proposed building will be east of Jackal Street and north of <br />147th Lane NW. The City is excited to see the desire and need for industrial growth in Ramsey. <br />Zoning: <br />The site is zoned E-3 Industrial District. The Site Plan generally meets the requirements of the district, with one <br />change required to the site plan based on Planning requirements - the parking setback needs to be updated to the <br />correct setback from the ROW boundary (20 feet). This is a minor change and should not cause significant changes <br />on the Site Plan. Additionally, the ROW should be drawn to the correct dimensions as required by City Code. These <br />types of comments are standard and have been communicated to the Applicant. <br />Code Sections: <br />. Section 117-124: E-3 Employment District <br />Vacations <br />This case includes requests for right-of-way (ROW) and drainage and utility (D/U) easement vacation. Those <br />requests are handled by City Council only. These are standard requests associated with site plans and final plats, <br />previous easements are vacated on the underlying parcel and are re -dedicated with the new plat. This helps maintain <br />a clean title on the property and recordings against the property at the County. <br />
