LEASE AGREEMENT <br />THIS LEASE AGREEMENT (hereinafter "Lease") made as of this 1 ri‘ day <br />of fin ft , 2021, is entered into by and between the City of Ramsey, a <br />Minnesota Municipal Corporation, 7550 Sunwood Drive, Ramsey, Minnesota 55303 <br />("Landlord") and Mille Lacs Motor Sports II, a Minnesota Corporation, 6781 Highway <br />10 Ramsey, MN 55303 ("Tenant"). The Landlord and the Tenant are hereinafter <br />collectively referred to as "the parties" and individually as a "party." <br />IN CONSIDERATION OF the mutual agreements expressed herein, the parties <br />agree as follows: <br />1. Purpose. Landlord is the fee owner of the Premises described in Paragraph <br />2 of this Agreement. Tenant desires to rent the Premises from Landlord for Tenant's use <br />as a place for servicing ATV's, boats and trailers. Landlord is willing to lease the <br />Premises to Tenant pursuant to the terms and conditions of this Lease. <br />2. Premises. The "Premises" consists of the 4,864 square feet of office and <br />warehouse area (excluding the pit area service bay shown in Exhibit A) located in the <br />building located at 6745 Highway 10 Northwest, in Ramsey, Minnesota and which <br />building ("Building") is located on the following legally described property: <br />Lot 2, Block 2, DEAL INDUSTRIAL PARK, Anoka County, Minnesota. <br />The Premises also include the nonexclusive use of the paved parking areas <br />adjacent to the Building, excluding the fenced in area. The Tenant's employees and <br />invitees shall not be permitted to the use of those parking areas which interfere with the <br />reasonable use of other tenants located within the Building. <br />The Premises is depicted on the attached Exhibit A hereto. Exhibit A is <br />incorporated herein as if fully set forth in this Lease. <br />3. Term. The term of this Lease is for a period of two years, commencing on <br />June 1, 2021 (the "Commencement Date") and ending at midnight on May 31, 2023, <br />unless extended by written agreement of both parties or sooner terminated as provided <br />herein ("Lease Term"). <br />4. Use. The Premises shall be used by Tenant as a commercial use for <br />servicing ATV's, boats and trailers. Tenant will not make or suffer any unlawful or <br />offensive use of the Premises or any use or occupancy thereof contrary to any federal <br />law, state law or ordinance of the City of Ramsey now or subsequently hereto made. <br />Tenant will not conduct or permit to be conducted any activity, or place any equipment in <br />Lease Agreement <br />Page 1 of 12 <br />
