guidelines and provides green spaces for recreational and stormwater management purposes on <br />each block. <br /> <br />Assistant Community Development Director Frolik stated that with the revisions described in the <br />City Stall' Review Letter, the proposed preliminary plat complies with City Code and Staff <br />recommends approval. <br /> <br />Public tlcaring <br /> <br />Assistant Chairperson Johnson called the public meeting to order at 7:12 p.m. <br /> <br />Greg Voss, Ramsey Town Center LLC, thanked the Planning Commission for making <br />themselves available for a second meeting this month. He introduced Krista Novack, Town and <br />Country l lomes, Kevin Clark, Director of Development, and Mitch Lipman, architect. He <br />indicated they arc requesting a variance to the front yard setback on Rhinestone Street. He stated <br />thcy have had discussions with Staff on platting of condominiums, and he believes that is no <br />longer an issue. <br /> <br />Mr. Voss indicated that concerning the Hometown Collection, the City's comments were <br />concerning the roof line and the straight line across the top. He stated they have added dormers <br />over the units that did not have gables; however there is not much else they can do to alleviate <br />lhc straight linc, He noted that when you are at the pedestrian level you do not notice the straight <br />roof linc, but rather see pitches in the gables. <br /> <br />Ms. New,ok stated that to break up the fagade of the Hometown, they have given each unit its <br />own identity, using brick, stone, and shakes to do this. She noted they could not vary the <br />building because they are working with a twenty foot driveway space. She showed the sidewalk <br />locations, including internal, external, regional trail location and additional City recommended <br />connections. She stated they agreed with most of the additional connections recommended by <br />thc City; however they have concern with the two diagonal connections off Bunker Lake Road. <br />She indicated they feel this will be a big entrance into the area, and will be heavily landscaped, <br />and do not want to promote additional traffic in these areas. <br /> <br />Mr. Voss added that there are also utility easements in these areas, and they do not think it is a <br />good idea to have additional pedestrian traffic here. <br /> <br />Assistant Community Development Director Frolik stated Staff would be okay with eliminating <br />those sidewalk connection locations as there is opportunity to get to Bunker Lake Boulevard <br />['rom thc interior areas. <br /> <br />Vice Chairperson Johnson indicated he could agree with removing those locations, noting it <br />appears tt,crc is better provision for pedestrian traffic than they have seen before. <br /> <br />City l.;nginccr Linton indicated that the connection on the far east may be advisable as the road <br />will never go through there. <br /> <br />Planning Commission/May 19, 2005 <br /> Page 3 of 7 <br /> <br /> <br />
