Neighborhood District, which allows for a mix of residential uses at a net density up to 10 units <br />per acre. She indicated the Town Center Development Guidelines establish a brick enhancement <br />threshold el' 35%, and some of the units do not meet that requirement. <br /> <br />Associate Planner Geisler stated the maximum front yard setback from the sidewalk is 20 feet. <br />She indicated all of the units meet the front yard setback requirement with the exception of <br />several et' the units in Block 6, due to the curved sidewalk. She stated the resolution would be to <br />either make adjustments to building locations, or obtain a variance. She noted that City Code <br />requires 20 foot driveways for row house townhomes, and all units meet this requirement. She <br />indicated there is no additional off-street parking provided within the plat. <br /> <br />Associate Planner Geisler stated the Grading and Drainage and Utility Plans have been reviewed, <br />and thc necessary revisions are listed in the City Staff Review Letter. She indicated the proposed <br />l,andscaping Plan easily exceeds the minimum planting requirement in City Code. <br /> <br />Associate l'lanncr Geisler advised Staff is recommending that the preliminary plat and <br />preliminary site plan be forwarded to the City Council for their consideration contingent upon <br />compliance with the City Staff Review Letter. <br /> <br />Case #8: <br /> <br />Public Hearing: Request for Preliminary Plat and Preliminary Site Plan <br />Approval of Town Center l0th Addition; Case of Ramsey Town Center LLC <br /> <br />I'rcscntalion <br /> <br />Associate ?lanncr Geisler stated that the City has received a request for preliminary plat and <br />preliminary site plan approval to develop 44 small-lot single-family homes on approximately <br />9.77 acres in Ramsey Town Center l0th Addition. She indicated that as submitted, the <br />preliminary plat for the l0th Addition has a net density of 6.5 units per acre. She stated the <br />development of the plat will include the construction of Zeolite Street NW and the other three <br />public streets surrounding the plat. She indicated the TC-4a District requires 2 off-street parking <br />spaces tbr each unit, and the double garages and driveways provide 4 off-street parking spaces <br />tbr each unit. <br /> <br />Associate I)lanner Geisler stated the Grading and Drainage and Utility Plans have been reviewed. <br />She indicated a preliminary list of revisions is listed in the City Staff Review Letter. She stated <br />Star'[~ is still receiving and reviewing updates to the drainage, grading, street, and utility plans, <br />and additional information and revisions may be required once the Staff review is complete. <br /> <br />Associate Planner Geisler indicated the proposed Landscaping Plan easily exceeds the minimum <br />planting requirements in City Code. She stated the Plan is acceptable with some minor <br />modifications. <br /> <br />Associate Planner Geisler advised that the applicant has made several revisions since the Staff <br />report was prepared, and at this time Staff is recommending approval of the preliminary plat and <br />preliminary site plan contingent on the conditions in the City Staff Review Letter. <br /> <br />Planning Commission/June 2, 2005 <br /> Page 19 of 22 <br /> <br /> <br />
