These sheets should <br />be reviewed to deemphasise items of lower <br />priority though the use of lighter lineweights. <br />Clean up the plat, too many unnessary lines. <br />Needs to be clear where lot lines are and where <br />easements exist. <br />Easements are needed over the watermain loops, <br />and around the hydrants. Easement are required <br />over water and sanitary sewer across Lot 2, since <br />those are serving Lots 1 & 3. <br />Has a wetland delineation been completed? The <br />drainage & utility easement must include the <br />wetland buffer. <br />The existing easement is not sufficient, needs to <br />be modified to meet wetland buffer requirements. <br />Make items to be removed bold, add to the <br />legend. <br />Showing trees on north end, need tree save fence. <br />Don't know what these lines represent. <br />The Tree Inventory needs to be provided. It must <br />include all significant trees on site as well as <br />species name, DBH, and save or remove at a <br />minimum. Significant tree defined as any oak or <br />evergreen 4" or greater in DBH and all other <br />deciduous trees 8" or greater. <br />Each overstory tree within a parking lot shall be <br />provided at least 162 square feet of planting area <br />(equivalent of one parking stall). All parking lot <br />plantings shall have wood chip mulch.
