That the development wii1 include single unit detached townhomes at a net density of 3.3 <br />units per acre. <br /> <br />That the development is proposing to deviate from City Ordinances in the following <br />manner: 1) public street that exceeds the 600 foot cul-dezsac length by 405 feet (1,005 feet <br />in length) 2) Reduction in the 20 foot setback requirement from structure to structure to 15 <br />l"cct <br /> <br />10. That the preliminary plat is proposing 59% private open space as part of the development, <br /> which exceeds the 50% private open space area requirement established in City Code. <br /> <br />1 l. That the Applicant is/is not proposing a high quality of design and design compatible with <br /> surrounding land uses, both existing and planned. <br /> <br />12. That the proposed development does/does not contain a wider range ofhousing types, price <br /> ranges and styles than could be accomplished under existing zoning. <br /> <br />13. <br /> <br />That the proposed public amenities, facilities and open spaces are/are not greater than the <br />minimum requirements of existing zoning and determined to be/not to be in the public <br />good. <br /> <br />14. That the Applicant is proposing a development that is/is not compatible with the purposes <br /> and intents of this Zoning Chapter and the City's Comprehensive Plan. <br /> <br />15. That the proposed development is/is not consistent with all other applicable City and State <br /> regulations. <br /> <br />16. That the proposed development will/will not exercise any substantial detrimental influence <br /> on the market value of surrounding properties. <br /> <br />17. That the proposed development will/will not show a favorable economic impact on the <br /> corn munity at large. <br /> <br />18. That the proposed development will/will not adversely impact natural features such as <br /> wetlands, water features, woodlands, and steep slopes. <br /> <br />19.
