indicated the site plan was tabled until April 7, 2005 in order to review architectural elevations <br />and details for the proposed development. <br /> <br />Assistant Comnaunity Development Director Frolik advised that none.of the proposed townhouse <br />units meet the brick requirements, however all do include additional colors and architectural <br />elements, meeting the exception criteria. She stated the Town Center Development Guidelines <br />also require 35% brick on units in the TC-4a area, though there is a similar exception process. <br />She indicated Staff would recommend the Planning Commission consider requiring additional <br />brick oil the units directly fi'o~ting on Bunker Lake Boulevard. <br /> <br />Phil Dommcr, BrightKeys, Inc. stated they agree to bring the units on Bunker Lake Boulevard up <br />to the 35% brick requirement. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Van Scoy to recommend approval <br />of tile site plml of TOWel C. cntcr Gardens 3rd Addition with the recommendation that the units on <br />Bunker I,ake Bottlcvard meet the 35% brick requirements. <br /> <br />Commissioner Van Scoy stated he wonders how it will look with brick along the Bunker Lake <br />I3oulewu'd units, but ctiftU,'ent fi'om the rest. <br /> <br />Mt'. Dommcr stated they deliberately planned a mix of units so they do not achieve the cookie <br />cutter look. I-lc indicated the~'e are some components that tie all the units together, such as arbor <br />elements, brick, and stone. I-lc stated there are three builders involved; Pulte Homes, Generation <br />Homes and BrightKcys. I-te believes the areas will tie together nicely without being exactly the <br />same tl:n'ouglaout the area. <br /> <br />Chairpc~'son Nixt noted tlmt north of Unit 16 it does not appear that the sidewalk connects the <br />east/west street with thc no,'th/south street in the same section. <br /> <br />Mt'. Detainer indicatecl that is a mistake, and it will be connected. He stated the idea is to funnel <br />traffic to that sidewalk. <br /> <br />Commissioner Watson statccl they had talked about a walkable overpass to the Town Center, <br />which is clearly not shown. <br /> <br />City l';nginccr Linton stated there is a dollar value attached to a bridge. He noted the intersection <br />just west of this will be signalized, and is part of the Bunker Lake Boulevard improvements <br />slated [br 2007. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Van Scoy, Levine, <br />Shepherd, and Watson. Voting No: None.
