He also asked what Building <br />16 is, si,me it is bigger than the others. <br /> <br />Chairperson Nixt indicated it is a different configuration, similar to Units 6, 7, 14 and 20. <br /> <br />Mr. Johnson asked what tl~e setback is from his property. <br /> <br />Associate Planner Wold slated the approach Staff took is that these are detached townhouses, and <br />there is no property line to measure to. She indicated the front yard distance is from the road, the <br />side setback .is between units, and in the rear yards, it looks like the minimum distance is 30 feet <br />fi'om structure to lot line. She stated with this type of development they plat boxes as the <br />individual lot, but the house sits inside that box. <br /> <br />Commissioner Watson asked how long the cul-de-sac would be. <br /> <br />Associate l'[atme,' Wold indicated it is I000 feet, noting there are some Cul-de-sacs in the City <br />that arc that long where the City has granted a variance. <br /> <br />Mr. Johnson stated he would like to see a fence along the property line to make sure no debris or <br />people cad up on his prol'~erty. He asked again why he would have to pay for the road to be <br />upgraded. <br /> <br />Associate l'lanner Wold indicated the developer will pay for some of it, and the City Street fund <br />would pay for some, but there will not be an assessment to the existing residents. <br /> <br />Mr. Jolmson asked about the gazebo, wondering why anyone would want to put a gazebo in the <br />middle o['a swamp. <br /> <br />Associate Planner Wold stated they would be constructing a boardwalk over the wetland to the <br />higher ground where the gazebo would be located. <br /> <br />Mr. Jolmson asked how wide the proposed southerly road connection is proposed to be. <br /> <br />Associate Planner Wold stated the road is being proposed as a private road at 40 feet, however <br />Staff l'ecls it shoulcl be increased to 66-feet which may cause the developer to lose a unit. <br /> <br />June Hampton, 15551 Potassimn Street, indicated it was her husband that put the road in. She <br />stated she is very concerned about what will happen to this street, because they do not want to <br />lose their fi'oat yards.
