Foot Traffic Access to County 5 and Beyond - There was earlier discussion on how residents of this new <br />develop~nent would access to County 5 in the future. A previous proposal at a Planning and Zoning <br />Committee meeting showed a boardwalk over a narrows in the wetland that would connect to the trails <br />along County 5. This has been eliminated on the most current site plan. Without this path, residents would <br />either back around on Radium and 157ch Lane (unlikely), or would cut across my property which is on the <br />northern end of the wetland. I need assurance that I will not have a foot path across my property. <br /> <br />Rezmte of property from R-1 Single Family to Planned Unit Development- At the last City Council <br />Meeting, thc agenda listed preliminary site plan approval before request to rezone property. Why wouldn't <br />thc issue of rezoning to PUD occur prior to site plan approval. To me, it would appear that if you approve <br />~l~c preliminary site plan calling for a PUD, you would be committed to approving the rezoning to PUD. I <br />sc(: the rezoning issue to be much more impartant than the details of the site plan approval, and the <br />rczoning should occur first, not the site plan. <br /> <br />I)efiuition of"Detached Townhouse" does not exist in Ram~ey -This must be resolved before <br />preliminary site plan approval. Multiple unit townhouse development would be totally unacceptable, and <br />R1 Single Fmnily should have lot sizes that fit the definition, not 30% of the R-1 Standard. <br /> <br />All of these issues must be resolved first. The Planning and Zoning Committee has repeatedly directed this <br />developer to resolve the density issue on 157th Avenue, and there have been no adjustments made in this <br />area of the site plan. Until the density has been reduced, proper transitioning to the existing residences <br />addressed to a reasonable level, all city ordinances and zoning is met, and traffic and access issues are <br />resolved, thc City council cannot possibly approve this preliminary site plan. <br /> <br />Thank-you lbr your time and consideration, <br /> <br />Torrance Petro <br /> <br /> <br />
