CASE # 5 <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF <br />SUNFISH LAKE BUSINESS PARK 3rd ADDITION; <br />CASE OF CITY OF RAMSEY <br /> By: Sylvia Frolik, Asst. Comm. Dev. Dir. <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of re-platting Lot 1, Block 2, Sunfish Lake Business Park <br />into 3 lots and an outlot. The property is located south of Sunwood' Drive N.W., west of Sunfish <br />Lake Blvd. and east of Azurite Street N.W. The purpose of the replat is to create additional 2 to <br />4 acre lots in the City of Ramsey to meet development requests and demand. <br /> <br />The following items are enclosed for your information: <br /> <br />c) <br />d) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated July 21, 2005 <br />Resolution for final plat approval <br /> <br />Notilication: <br /> <br />Minor subdivisions are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The minor plat is creating two additional buildable lots. The plat' design is such that all 3 lots <br />meet the minimmn l acre lot size and minimum 200 foot lot width in the E-1 Employment <br />District. <br /> <br />Lots 1 and 2 will receive access from Azurite Street. Lot 3 is adjacent to Sunfish Lake Blvd. and <br />all right-of-access will appropriately be dedicated to the County. That leaves Lot 3 with no <br />current public access. However, Outlot A, in combination with an easement the City previously <br />received from Waltek to the south, will provide for the future extension of 144th Avenue N.W., <br />west of Sunfish lake Blvd. Development of Lot 3 cannot happen without the extension and <br />construction of 144th Avenue N.W. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />A grading and drainage plan will be reviewed as site plans for the individual lots are received. <br />The standard drainage easements are proposed to be dedicated around the perimeter of each of <br />thc lots. There is an existing MPCA storm sewer across the west half of the plat. Development <br />of thc property will include relocation of the MPCA storm sewer to the north and west <br />boundaries of the proposed Lots 1 and 2. The existence of an easement over the current MPCA <br />storm sewer alignment is being researched. If such an easement exists, it will have to be vacated. <br /> <br /> <br />
