Review Letter: Sunfish Express Expansion <br />June 30, 2005 <br />Page 2 of 4 <br /> <br />Landscaping: For expansions, city Code requires one additional tree for each 1,000 square feet <br />of expansion. In this case, 2 additional trees would be required on the site. <br /> <br />Architectural Standards: City Code restricts building height to 35 feet, the proposed building <br />will be 16.8 feet in height, which meets City standards. City Code restricts exterior wall finishes <br />to natural or prefabricated brick or stone or pre-cast concrete panels or some other material <br />approved by City Council. The building elevations indicate the facility will be finished with a <br />combination of stucco, face brick, and decorative concrete masonry units to match the existing <br />building. Exterior finishes comply with Code. <br /> <br />Access: Access is provided to the lot from an existing access point on County Road 57 (Sunfish. <br />Lake Blvd.). This access also provides ingress and egress to the multi-tenant facility located <br />immediately west of the subject property. <br /> <br />l)rainage and Grading: The building expansion is proposed in the location of the current <br />vacuum island, which is currently paved. The vacuum, island is;proposed to be located to the <br />north side of the lot, within an easement dedicated to preserve a'future service road corridor, if <br />and when it becomes necessary. The addition to the building and the relocation of.the vacuum <br />island has a minimal affect on the current drainage plan. The relocation of the vacuum island to <br />within the drainage and utility easement on the north side of the property is not acceptable. The <br />City anticipates the need to utilize this easement to extend sewer to the Oak Terrace Estates <br />Mobile Home Park. <br /> <br />Internal Traffic Pattern: The access from Sunfish Lake Blvd. also serves as an access to the <br />Sunfish Commons retail area, immediately west of Sunfish Express. Although City Code does <br />not address internal traffic patterns, the addition of the oil change service causes City Staff <br />concern with issues relating to traffic flow, site congestion, sight lines and general safety. <br /> <br />There is 2~way traffic entering and exiting Sunfish Commons and Sunfish Express at Sunfish <br />Lake Blvd. Currently, incoming traffic has to cross exiting traffic to access the gas pumps, car <br />wash, convenience store, and interior fast food seating for Taco Johns. Customers wishing to <br />access Taco Johns drive-up lane also have tO cross over the exit traffic lane for Sunfish Lake <br />Blvd. on the west side of the building. Then, as the vehicles approach the Taco John order board, <br />they have to be cautious of cars exiting the car wash and cars traveling west along the south side <br />of the building to exit the gas/convenience store to get to the shopping area of Sunfish Commons <br />or utilize the Hwy. #10 exit to enter onto the highway. <br /> <br />'['he proposed traffic pattern fbr the oil change bays is enter from the south and exit to the north. <br />To do so, these customers will most likely enter property from Sunfish Lake Blvd., cross traffic <br />exiting the site and drive south around the building (avoiding Taco John and car wash traffic, and <br />the loading zone, if it is occupied) and merge into the site exit traffic lane and then exit to the <br />right to enter the {)il change facility. They will then exit the oil bay facility on the north end of <br /> <br /> <br />
