CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />VANAK, LLC <br /> <br />On July 26, 2005, Site Plan approval was granted by the City of Ramsey ("City") to Vanak, <br />[,I,C, a Minnesota partnership, ("Permittee") to construct a 1,742 square foot addition <br />("Structure") to Sunfish Express convenience store and gasoline sales at 6401 T.H. #10 N.W., <br />which property is legally described as follows: <br /> <br />Lot 2, Block 1, SUNFISH COMMONS, Anoka County, Minnesota ;("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />art: as Follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in. <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the site <br />as shown on the Site Plan prepared by Construction Consultants, Inc., dated March 22, <br />2005. <br /> <br />SITE PREPARATION. Ail site grading and drainage shall be subject to approval by <br />thc City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />lbllowing site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Installation of B-6/12 continuous concrete curbing around the perimeter of ali <br /> modified bituminous surfaces. <br />b. Establishment of turf in areas disturbed during construction and in accordance with <br /> the Site Plan. <br />c. Installation and removal of temporary erosion control measures. <br />d. Addition of 2 trees to the size. <br /> <br />("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />7. LIGHTING. Lighting shall be installed on the site in accordance with City Code. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Building Elevations prepared by Construction Consultants, Inc., <br />dated March. 22, 2005. <br /> <br /> <br />
