Absent: Councilmember Jeffrey. <br /> <br />Case #8: <br /> <br />Request for Preliminary Plat and Preliminary Site Plan approval of Ramsey <br />Town Center 8th Addition; Case of Ramsey Town Center LLC <br /> <br />Community Development Director Trudgeon stated Ramsey Town Center, LLC has submitted a <br />preliminary plat and preliminary site plan to develop 23 small-lot single-family homes on <br />approximately 8.13 acres in Ramsey Town Center Addition. The proposed development is <br />locatcd north of Bunker Lake Boulevard and west of the extension of Town Center Drive. He <br />advised the subject property is currently zoned Town Center-4a Neighborhood District (TC-4a). <br />~l'his district allows for a mix of residential uses at a net density up to 10 units per acre. As <br />submitted, the preliminary plat for the 8th Addition has a net density of 8.48 units per acre. The <br />overall site (including the 8th' 9th, and l0th Additions) has a net density of 4.75 units per acre, <br />which docs not include the park or outlot. A Comprehensive Plan Amendment to change the <br />land use designation on this property from Low-and Medium-Density Residential is being <br />considered along with the preliminary plat. The development is proposing small-lot single <br />family homes. The applicant has submitted architectural elevations representative of what will <br />be built iu Ramsey Town Center 8th Addition. Each unit will need to adhere to the Town Center <br />Development Guidelines. <br /> <br />Community Development Director Trudgeon indicated the City Council is considering adoption <br />of some revisions to the Town Center Zoning District that would change the maximum front <br />yard setback to 25 feet and the minimum driveway length to 20 feet. He advised the new lots <br />will be served by a 50-foot public street right-of-way with a standard 32-foot pavement width. <br />The dcvelop~nent of the plat will include the construction of the following public streets: 147th <br />l;ane NW extending west from Town Center Gardens, Zeolite St NW, and Town Center Drive. <br />Grading and street alignment must be coordinated with the Town Center Gardens Development <br /> <br />City Council / June 28, 2005 <br /> Page 14 of 24 <br /> <br /> <br />
