THOMASWOOD NEIGHBORHOOD MEETING
MAY 30, 2002

A meeting was held at 7:00 p.m., on Thursday, May 30, 2002, in the Conference Room at City
Hall, 15153 Nowthen Boulevard NW, Ramsey, Minnesota.

Present:

James E. Norman, City Administrator
John Feges, Elness, Swenson, Graham Architects
Mark LaBonne, 5991 - 148th Avenue NW
Eric Watson, 6000 - 146th Avenue NW
Suzanne Dvorak, 14640 Potassium Street NW
Tim Yehle, 6121 - 145th Lane NW
Julie Horn, 6031 - 145th Lane NW
Gregg Lindquist, 6011 - 145th Lane NW
Gregory Stellick, 6001 - 145th Lane NW
Steve and Louise Thurler, 14700 Potassium Street NW
John and Sandy Bertzyk, 6001 146th Avenue NW
Nanci Libor, Recording Secretary-TimeSaver Off Site Secretarial, Inc.

DISCUSSION:

Mr. Feges presented pictures of housing styles for a "traditional development" that they would
propose to construct on the property with lot widths of 60 to 50 feet wide. He also presented a
concept plan for the site, noting that it was not a definitive plan that would be submitted for
preliminary plat. He noted that the builder Todd Berstad from McDonald Homes was
anticipating on being present for the meeting, but had a last minute conflict. Mr. Feges
explained that all of the properties would be professionally maintained and landscaped. All of
the garages, with the exception of the lots along the existing homes, would be on alleys and all of
the homes would have front porches. The development would keep the individual nature by
having green side yards, to keep the same environment as single family homes. The lots in the
transition area would be 100 feet deep from front to back and 60 feet wide.

Concerns:

1)

2)

3)

The topography of the property was discussed and residents expressed concern as to how
that topography might impact the actual development of the property. Mr. Feges
explained that as the process continues they will look into the topography issues further.
He noted that there will be 133 units within the community, but how they are laid out
might change after they look at the topography further.
Ms. Horn questioned what the square footage of the homes would be. Mr. Feges replied
that they were looking for a development that would enhance the existing neighborhoods
rather than be a determinate. The houses will probably start at $180,000, which would
include landscaping, irrigation, and professional maintained lawns. All of the homes will
be individually owned.
Residents expressed concern that they were going to be testing a new type of
development in their backyard. Mr. Feges replied that people want to see social

Neighborhood Meeting/May 30, 2002
