Absent: Board Member Watson. <br /> <br />Case #2 <br /> <br />Request for a Variance to Impervious Surface Restrictions Established in the <br />Wild and Scenic River Overlay District; Case of Panther Precision Machine, <br />Inc. <br /> <br />Presentation <br /> <br />Associate Planner Geisler advised that Panther Precision Machine, Inc., has submitted a request <br />for variance to the rear yard setback requirements at 6640 Sunwood Drive. She stated Panther <br />Precision is proposing to construct a 15,000 square foot addition onto the existing building. She <br />indicated the proposed addition has an encroachment on the rear yard setback by a distance of 7.4 <br />feet on the southwest side, and 4.57 feet on the southeast side, with a total encroachment of 718 <br />square feet. She stated the reason for this is the existing building lies parallel to the west side <br />yard setback and that the lot is an irregular shape, being narrower' at the north and wider at the <br />south. She indicated that in keeping the 15,000 square foot addition consistent with the existing <br />building's architectural layout, the addition infringes upon the rear yard setback. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt opened the public hearing at 7:17 p.m. <br /> <br />Grady Kinghorn indicated he is the contractor for the applicant. He stated that two years ago he <br />built the original building, which the company has outgrown. He indicated they thought it would <br />be better to have a square addition on the building, so a variance is needed. <br /> <br />Motion by Board Member Johnson, seconded by Chairperson Nixt to close the public hearing at <br />7:18 p.m. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Brauer, Levine, <br />Shepherd, and Van-Scoy. Voting No: None. Absent: .Board Member Watson. <br /> <br />Board Input <br /> <br />Board Member Van Scoy asked how Staff felt that the shape of the lot was impacting the <br />expansion. <br /> <br />Associate Planner Geisler stated that the further the lot goes back, the more it narrows. She <br />indicated that given the applicant's desire to have a rectangular addition without irregular edges, <br />a variance is needed. <br /> <br />Motion by Board Member Brauer, seconded by Board Member Johnson to adopt Resolution #05- <br />07-197 adopting Findings of Fact//0724 favorable to the applicant, relating to a request for a <br />variance from rear yard setback requirements at 6640 Sunwood Drive. <br /> <br />P12 <br /> <br />Board of Adjustment/July 7, 2005 <br /> Page 4 of 5 <br /> <br /> <br />
