Staff attempted to notify property owners within 700 feet <br />of the subject property. <br /> <br />Obse~wations: <br /> <br />Oakwood Land Development is proposing to create 235 urban single-family lots on 156 acres <br />west of Nowthen Blvd. and south of Trott Brook. The property is currently located in the R-1 <br />Residential district and the minimum lot size is 10,800 square feet. On March 22, 2005, the City <br />Council approved a request for Comprehensive Plan Amendment to change the subject <br />property's land use designation from Rural Developing to Low-Density Residential. The <br />Metropolitan Council has also approved the request, thus the property is now eligible fof <br />connection to municipal sewer and water. <br /> <br />'Fhe net density allowed under R~I is three units per acre. The preliminary plat reflects a net <br />density ot: 1.9 units per acre. Most of the lots meet urban single-family'standards for lot width, <br />size, and frontage on a public road, with the exception of a few lots as outlined in the City Staff <br />Review Letter. <br /> <br /> <br />
