CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW OF WILDLIFE RESEARCH CENTER, INC; <br />CAS E OF WILDLIFE RESEARCH CENTER, INC & RJ RYAN CONSTRUCTION, INC. <br />BY: Jason Schmidt, Management Intei'n <br /> <br />Background: <br /> <br />Wildlife Research Center has applied for site plan review for the development of a 40,000 square <br />foot of'rice/warehouse facility in the Sunfish Lake Business Park Third Addition. Wildlife <br />Research Center manufactures a multiple variety of hunting scents. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />S ire plan <br />City Staff review letter dated August 2, 2005 <br /> <br />Notitication: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 40,000 square foot office/warehouse facility on Lot 1, <br />Block I of Sunfish Lake Business Park Third Addition. The subject property is 3.6 acres in size <br />and is zoned E-1 Employment; the proposed building is a permitted use in this district. <br /> <br />The site plan complies with the front yard, rear yard, and side yard setbacks established in the E- <br />l Employment District. Lot coverage has been calculated at 25'.5%, which is under the 45% <br />maximum lot coverage restriction established in City Code. <br /> <br />'Fhe site will derive access from Azurite 'Street. The off-street parking and maneuvering areas <br />will be surfaced with bituminous paving and finished with concrete curbing. The site plan is <br />proposing sufficient parking stalls. · <br /> <br />The proposed smooth precast panel material on the exterior walls is permitted in the E-1 <br />Employment District: <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the City Staff <br />Review Letter. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review Letter. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon the compliance with City Staff <br />Review Letter dated August 2, 2005. <br /> <br />117 <br /> <br /> <br />
