We offer the following comments: <br /> <br />General: The submitted minor subdivision proposes to plata 4-acre parcel located on Riverdale <br />Drive Street and 139th Lane, which is Outlot B of Rivenwick Village. The sketch plan proPoses <br />to subdivide the parcel into 2 commercial lots. <br /> <br />Zoning: The property is zoned Mixed Use-PUD and is located within the City'.s urban service' <br />area. As permitted by the MU-PUD District, B-2 Zoning District standards will be used to <br />evaluate the sketch plan. <br /> <br />Lot Sizes: The lot minimum lot size in the B-2 District is 0.5 acres; both lots meet this standard. ' <br /> <br />Lot Dimensions: All proposed lots must maintain 100 feet of frontage on a public street. Both <br />lots meet this standard, <br /> <br />Setbacks: Two site plan requests are being processed along with the minor subdivision; setbacks <br />are discussed in the site plan review letters. <br /> <br />Drainage and Grading Plan: Drainage and grading will be reviewed as part of the site plan <br />cases. A drainage and utility easement will need to be added along the common property line for <br />Lots 1 and 2, and over the pond that will be constructed on the site. Easements will also need to <br />be provided, tbr all service locations located within the plat. <br /> <br />Access to Lots: Access to the lots is proposed from 139th Lane; the plat is mislabeled as 138th <br />Avenue. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water. <br /> <br />57 <br /> <br /> <br />
