City Code requires 1 parking space for each 300 square feet of floor space for office <br />buildings. For 12,000 square feet of office space a total of 40 parking spaces are required; <br />the site plan shows 40 parking spaces. <br /> <br />Staff is recommending that the utility lines for both this site plan and the Slumberland <br />proposal to the east be relocated to the common property line, and placed within a <br />drainage and utility easement. <br /> <br />The submitted grading and drainage plans will require some revision to ensure they <br />comply with the overall grading and drainage plan that was approved with the original <br />Rivenwick Village subdivision. Staff is recommending that a revised plan be prepared <br />prior to bringing the site plan to the City Council for consideration. <br /> <br />Recommendation: <br /> <br />Staff is recommending approval of the site plan, contingent on receipt of a revised <br />grading and drainage plan that addresses the items listed in the City Staff review letter. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve the proposed site plan contingent <br />upon compliance with the City Staff review letter dated August 3, 2005 <br /> <br />-or~ <br /> <br />Motion to recommend that the City Council deny the site plan. <br /> <br />Review Checklist: <br />Asst.
