REQUEST FOR SKETCH PLAN REVIEW OF AMBER RIDGE 2ND ADDITION;
CASE OF E&G DEVELOPMENT, LLC
By: SyLvia Frolik, Asst. Community Dev. Director

Background:

[~awrence Olson of E&G Development has submitted a sketch plan to replat Outlot B, Amber
Ridge into 5 single family urban lots and one outlot. The property is located on the east side of'
T.H.//47, at the southerly terminus of Argon Street N.W.

The following items are enclosed for your information:

a) Site location map
b) Sketch plan
c) City Staffreview letter dated August 2, 2005

Notification:

No public hearing is required at the sketch plan stage of a plat. However, the City Council
adopted a policy requiring notification of a proposed subdivision be sent out to residents within
350 feet of the subject property during sketch plan submittal. Staff attempted to notify property
owners within 700 feet of the subject property.

Observations:

The subject property is 2.2 acres in size and is bounded on the north and east by single ' family
urban lots.

The property is zoned R-2 Medium Density Residential and .single ~'amily homes are not a
permitted use in this zoning district. The development of the property with single family homes
will require a rezoning from R-2 Medium DenSity Residential to R-1 MUSA. The rezoning
requires an amendment to the Comprehensive Plan to change the land use from medium density
residential to low density residential.

Compliance with lot width, lot size, and setback requirements must be verified at the time of
preliminary plat approval.

Thc sketch plan proposes to extend the Argon Street cul-de-sac to provide public access to the
lots. City Code restricts the length of dead-end streets to 600 feet. Argon Street cul-de-sac is
currently about 850 feet in length. Adding to the length of the already over-extended cul~de-sac
will require a variance.

183
