We offer the following comments: <br /> <br />General: The sketch plan proposes to replat Outlot B, Amber Ridge into 5 single family urban <br />lots and one outlot. The property is approximately 2.2 acres in size. <br /> <br />Zoning: The property is zoned R-2 Medium Density Residential-and single family homes are <br />not a permitted use in this zoning district. The development of the property with single family <br />homes will require a rezoning from R-2 Medium Density Residential to R-1 MUSA. The <br />rezoning requires an amendment to the Comprehensive Plan to change the land use from medium <br />densi~ residential to low density residential. <br /> <br />Lot Sizes: The lot size in the R-'I MUSA is 10,800.square feet. Compliance with the lot size <br />requirements must be verified at the time of preliminary plat review. <br /> <br />Density: The maximum net density allowed in the R-1 MUSA district is 3 units per acre for <br />single family homes. The gross density is approximately 2.2 units per acre. Net density is <br />calculated exclusive of wetlands and major roadways within the plat boundaries. The net density <br />must be verified at the time of preliminary plat review. <br /> <br />Lot Dimensions: Ail proposed lots must maintain 80 feet of frontage on a public street. The <br />preliminary plat must verify this standard is being met. <br /> <br />Setbacks: The sketch plan will be subject to a 30 foot front and rear yard, a 10 foot side yard <br />habitable, a 6 foot side yard uninhabitable, and a 30 foot side yard comer lot setback. The <br />setbacks must be shown on the preliminary plat. <br /> <br />187 <br /> <br /> <br />
