CASE # I <br /> <br />REQUEST FOR SITE PLAN REVIEW OF SUNFISH GATEWAY; <br />CASE OF SHARP & ASSOCIATES <br /> By: Jason Schmidt, Management Intern <br /> <br />Background: <br /> <br />Sharp & Associates, LLC has applied for site plan review for the development of an <br />8,415 square foot office/warehouse facility in the Sunfish Gateway Business Park at 6431 <br />140th Court. <br /> <br />Thc fi~llowing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 2, 2005 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct an 8,415 square foot office/warehouse facility on <br />643l 140th Court. The subject property is zoned E-1 Employment and the proposed <br />facility is a permitted use in this district. <br /> <br />The subject property is 39,356 square feet in size, which is less than the 1-acre minimum <br />lot size. The initial lot size was 1.3 acres during the Preliminary Plat Review of Sunfish <br />Gateway at the June 6, 2002 Planning Commission meeting. The plat Was approved by <br />the City Council on June 25, 2002, contingent upon easement rights being granted 'to the <br />City to make the private street a public street. The road easement borders the subject <br />property on the south and west side' arid decreased the .lot size below 1-acre. <br /> <br />The site plan is exceeding all setbacks, except the side yard. The proposed addition has a <br />building setback encroachment of 11 feet on the north side. The developer has filed a <br />variance for this setback encroachment. Lot coverage has 'been calculated at 20.7%, <br />which is under the 45% maximum lot coverage restriction established in City Code. The <br />site plan is subject to a total of 18 parking stalls and the site plan is providing for a total <br />of 27 parking stalls. <br /> <br />Access to this site is proposed from two driveways onto 140th Court. The off-street <br />parking and maneuvering areas will be surfaced with bituminous paving and finished <br />with concrete curbing. <br /> <br />Thc proposed rock face concrete block on the exterior walls is permitted in the E-1 <br />Employment District. <br /> <br /> <br />
