less than 2%, a certificate of grading, prepared by a licensed (State of Minnesota), <br />prol~ssional land surveyor, must be provided to the City documenting that the flattest grade <br />on this lot is 1% or greater will require certificates of grading; and (d) boulevard sod and <br />landscape tree, or escrow for same, have been provided. <br /> <br />Building permits for Lot 10, Block 3 and Lot 26, Block 4 will not be issued until such time <br />that 148th Avenue is extended to the west, and the temporary cul-de-sac can be removed. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />25. Land and Cash Contribution. The Plat is located in the Greenland Hills Recreation <br /> District. Park dedication requirements shall be satisfied by a cash payment. Park Dedication <br /> fees are $2,200.00 per residential unit. A payment in the amount of Two Hundred Seventy- <br /> Nine Thousand Four Hundred Dollars and no cents ($279,400.00) is due to satisfy park <br /> dedication requirements for the Plat. (127 x $2,200.00). This payment shall be made to the <br /> City prior to the release of the Final Plat for recording. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />Trail l)evelopment And Fees. The City Council has enacted a trail development fee in the <br />amount of Five Hundred Fifty Dollars and no cents ($550.00) per unit. Therefore, a payment <br />in the amount of Sixty-Nine Thousand Eight Hundred Fifty Dollars and no cents <br />($69,850.00) (127 lots x $550.00/lo0 shall be paid to the CITY prior to releasing the Plat for <br />recording. The DEVELOPER shall also be responsible for constructing an eight (8) foot <br />wide bituminous trail along Ramsey Blvd. NW and 149th Avenue NW of said Plat along with <br />trail segments as stipulated in the approved final plat and final site plan. <br /> <br />Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br />CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br />prescribed by the CITY, with grades not to exceed 5%, The costs associated with sidewalk <br />construction are not eligible as a credit towards the Trail Development Fees and/or Park <br />Dedication requirements due on the Plat. <br /> <br />Tree, Shrub and Sod Planting Plan. The addition of trees, shrubs and sod to the Plat shall <br />be in accordance with the approved Landscape Plan prepared by Hoisington Koegler Group, <br />Inc. dated February 8, 2005, revised March 21, 2005. The DEVELOPER is required to <br />submit a Plan for CITY approval that identifies existing tree growth within the Plat that will <br />be protected during construction. The trees to be protected must be identified on the grading <br />phm, and the plan must require the installation of 'tree save fences' prior to land clearing or <br />grading.
