REQUEST FOR SITE PLAN REVIEW OF PANTHER PRECISION; <br />CASE OF KINGHORN COMPANY/PANTHER PRECISION <br /> By: Jason Schmidt, Management Intern <br /> <br />Background: <br /> <br />Kinghorn Company has applied for site plan review for an expansion to Panther Precision <br />Machine, Inc. existing facility. Panther Precision Machine is currently located at 6640 <br />Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated jUly 1; 2005, reVised August 5, 2005 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Thc site plan is proposing to construct a 15,000 square foot manufacturing/warehouse <br />addition onto Panther Precision Machine's existing 26,205 square foot facility. The <br />subject property is 2.55 acres in size and is zoned E-1 Employment; the proposed addition <br />is a permitted use in this district. <br /> <br />The site plan is exceeding all setbacks, except the rear yard. The proposed addition has a <br />building setback encroachment of 7.4 feet on the southwest side and 4.57 feet on <br />southeast side for a total of 718 square feet encroachment. The Board of Adjustment <br />granted a variance for this setback encroachment at its July 7, 2005 meeting. Lot <br />coverage has been calculated at 37.1%, which is under the 45% maximum lot coverage <br />restriction established in City Code. The site plan is subject to a total of 47 parking stalls <br />and only 40 stalls are being provided. The site plan will need to be revised to comply with <br />City Code. <br /> <br />Nc) new accesses are proposed. <br /> <br />The proposed building addition will consist of exterior materials that will match the <br />existing building, which consists of precast wall panel. <br /> <br />The development is subject to the review and permitting process of the Lower Rum River <br />Watershed Management Organization. The Engineer Technician has also made a few <br />comments regarding the grading plan that the developer MI1 need to review and make <br />corrections accordingly. <br /> <br /> <br />
