We are also in receipt of a Grading, Drainage and Erosion Control Plan <br />prepared by Anderson Engineering of Minnesota, LLC. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 15,000 square foot building addition onto an <br />existing 26,205 square foot office/warehouse/manufacturing facility on the property located on <br />Sunwood Drive. The property is 2.55 acres in size. <br /> <br />Zoning: The site is currently zoned E-i Employment; office, warehousing and manufacturing <br />facilities are a permitted use in this zoning district. <br /> <br />Lot Coverage: The site plan is proposing a total building area of 41,205 square feet on a 2.55 <br />acre property, wt-fich equates to 37.1.:% building coverage. The proposed site plandoes not exceed <br />the City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principaI use are permitted, but such use shall not exceed 50% of the gross floor space of the <br />principal use. The site plan is not proposing any accessory uses. <br /> <br />Utilities: The property is currently serviced by City sewer and water. <br /> <br />Setbacks: City Code establishes a 35 front, 35 rear yard, a 20 foot side yard, and a 20 foot <br />parking/maneuvering area setback in the E-1 District. The site plan shows the building intrudes <br />the rear yard setback by 7.4 feet or 718 square feet. The Board of Adjustment granted a variance. <br />for this set back encroachment on July 7, 2005. <br /> <br />Landscaping: City Code requires one (1) additional tree for every 1,000 square feet of building . <br />expansion. The proposed expansion is '15,000 square feet, which would require fifteen (15) <br /> <br /> <br />
