Mr. Yamoutpour stated this is a matter of his business and he does not know what will happen in <br />lhe future. He has asked City Engineer Jankowski to come to the site to show him the situation. <br />I te has talked to the City Manager, and he will cooperate with the City. He is in a difficult <br />situation because his heart is in favor of the City and his mind is saying he has to improve the <br />busincss. <br /> <br />City Administrator Norman suggested if public safety is an issue the Councilmembers take the <br />opportunity to look at the site. <br /> <br />Mayor Gamec expressed concern with expanding in this area. He suggested the site plan <br />approval be tabled until the next Council meeting to allow the Councilmembers to visit the site. <br /> <br />Councihncmber Elvig concurred. He stated this is a troubled comer with the stacking and <br />parking, and he is concerned about the sight lines. <br /> <br />Mr. Yamoutpour welcomed all of the Councilmembers to come to the site during peak times to <br />look at the traffic. <br /> <br />Motion by Mayor Gamec, seconded by Councilmember Elvig, to table the request for site plan <br />approval for an expansion at Sunfish Express facility at Hwy #10 and Sunfish Lake Boulevard; <br />(;ase of Vanak, LLC, Frank Yamoutpour. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Cook, Jeffrey, Olson, <br />?em'son, and Strommen. Voting No: None. <br /> <br />Case #12: <br /> <br />Request for Final Plat Approval of Ramsey Meadows 5th Addition; Case of <br />TMH Development <br /> <br />Community Development Director Trudgeon explained TMH Development applied for a final <br />plat to create seven single family urban lots and one outlot on an existing metes and bounds <br />parccl generally located west of 149th Lane and south of 151st Avenue. The preliminary plat for <br />this development was approved by the City Council on June 14, 2005. The subject property'is <br />4.23 acres in size and is surrounded by acreage lots that are serviced by on site septic and well <br />systems as well as properties that are served by City sewer and water. The final plat is proposing <br />to create 7 new single family lots for a net density of 2.21 units per acre. He advised all the <br />proposed lots meet urban single-family standards for lot width and lot size. The lots will be <br />subject to a 30 foot front yard, 30 foot rear yard, and a 6 and 10 foot side yard setback, when <br />determining the placement of the future house pads. At the time of the preliminary plat, staff <br />requested that the developer provide supporting information verifying that setbacks can be met, <br />especially for Lots 1, 2, and 3. The applicant has shown potential house pads that will meet the <br />required setbacks. Staff would note special attention will need to be paid to Lot 1 since there are <br />very fcw house pad locations that can be utilized. Staff will verify that all setbacks will be met <br />as part of the building permit review process. <br /> <br />Mr. Trudgeon advised the lots will gain access from 149th Lane, and the landscape plan is <br />generally acceptable subject to the comments contained in the City Staff Review Letter.
