First American <br />Schedule BI & BII (Cont.) <br />ALTA Commitment for Title Insurance <br />ISSUED BY <br />First American Title Insurance Company <br />File No: NCS-1039038-MPLS <br />Commitment No.: NCS-1039038-MPLS <br />SCHEDULE B, PART II <br />Exceptions <br />THIS COMMITMENT DOES NOT REPUBLISH ANY COVENANT, CONDITION, RESTRICTION, OR LIMITATION <br />CONTAINED IN ANY DOCUMENT REFERRED TO IN THIS COMMITMENT TO THE EXTENT THAT THE <br />SPECIFIC COVENANT, CONDITION, RESTRICTION, OR LIMITATION VIOLATES STATE OR FEDERAL LAW <br />BASED ON RACE, COLOR, RELIGION, SEX, SEXUAL ORIENTATION, GENDER IDENTITY, HANDICAP, <br />FAMILIAL STATUS, OR NATIONAL ORIGIN. <br />The Policy will not insure against loss or damage resulting from the terms and provisions of any lease or <br />easement identified in Schedule A, and will include the following Exceptions unless cleared to the <br />satisfaction of the Company: <br />1. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the <br />Public Records, or attaching subsequent to the Commitment Date but prior to the date the Proposed <br />Insured acquires for value the Title or Mortgage covered by this Commitment. <br />2. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, or any other facts which <br />a correct survey would disclose, and which are not shown by the Public Records. <br />3. Any facts, rights, interests, or claims which are not shown by the Public Records but which could be <br />ascertained by an inspection of the Land or by making inquiry of persons in possession thereof. <br />4. Easements, or claims of easement, not shown by the Public Records. <br />5. Any lien or right to a lien for services, labor, material or equipment, unless such lien is shown by the <br />Public Records at Date of Policy and not otherwise excepted from coverage herein. <br />6. Taxes or assessments which are not shown as existing liens by the records of any taxing authority <br />that levies taxes or assessments on real property or by the Public Records. <br />7. Real estate taxes and assessments due and payable in the year 2021 in the total amount of <br />$117,281.22. <br />The first half installment is paid. <br />The second half installment is not paid. <br />Base tax $72,989.64. <br />Current tax parcel number: 20-32-25-43-0005. <br />8.
