Absent: Commissioner Watson. <br /> <br />NOTIN(; OF CITY COUNCIL MINUTES <br /> <br />l) City Council regular meeting minutes dated May 24, 2005 <br /> <br />2) City Council regular meeting minutes dated June 14, 2005 <br /> <br />'l'hc (_',it3, (~ouncil minutes were noted. <br /> <br />l'Ulll,l(i tlEARINGS/COMMISSION BUSINESS <br /> <br />Case #1: Request for Site Plan Review; Case of Kinghorn Company/Panther Precision <br /> <br />Associate t'lanner Geisler advised that Kinghorn Company has applied for site plan review for an <br />c×pansion to Panther Precision Machine, Inc. existing facility. She stated Panther Precision <br />Machine is currently located at 6640 Sunwood Drive. She indicated the site plan is proposing to <br />construct a 15,000 square foot manufacturing/warehouse addition onto Panther Precision <br />Machine's existing 26,205 square foot facility. She stated the subject property is 2.55 acres in <br />size and is Zoned E-I Employment. <br /> <br />Associate Planner Geisler indicated the site plan is exceeding all setbacks, except the rear yard. <br />She stated thc proposed addition has a building setback encroachment of 7.4 feet on the <br />south~vcst side and 4.57 feet on the southeast side for a total of 718 square feet encroachment. <br />She noted that the Board of Adjustment granted a variance earlier this evening. She indicated the <br />lot coverage has been calculated at 37.1%, which is under the 45% maximum lot coverage <br />restriction established in City Code. She stated the site plan is subject to a total of 47 parking <br />stalls and only 40 stalls are being provided. She indicated the site plan will need to be revised to <br />comply with City Code or the developer will need to justify why the required 7 parking stalls are <br />not needed in this case. <br /> <br />Associate l'lanner Geisler advised that no new accesses are proposed, and the proposed building <br />addition will consist of exterior materials that will match the existing building, which consists of <br />prccast wall panel. She stated the grading and drainage plan has been reviewed by the <br />[';ngineering Department and is deficient of certain information, and will need to be revised.
