The City anticipates the demand for commercial and <br />industrial development will increase significantly by 2040 as well. Therefore, the City's Land Use Plan <br />identifies large areas of commercial, industrial, business -park, and mixed land use that will provide for a <br />mix of jobs, ranging from retail and commercial service jobs to high end technology jobs. The City's <br />development plan for its downtown area provides an opportunity for additional economic development. <br />The City has guided this area for Mixed Use on the 2040 Land Use Plan, providing flexibility for future <br />development. <br />A future I-94/Brockton interchange planned in Dayton, and a Highway 610 interchange planned in <br />Maple Grove, will impact the northeastern portions of Corcoran. A goal of the plan is to focus service businesses and development near <br />urban residential densities and along primary transportation corridors. <br />Look to Future <br />Population anticipated to increase to 10,400 in 2040. Households and employment are anticipated to <br />more than double, increasing to 4,400 and 3,000, respectively. The plan designates higher density <br />housing opportunities along major transportation corridors and in close proximity to the new Dayton <br />Parkway Interchange (to be constructed in 2020).
