A recent inspection of the above premises revealed the following violations of the <br />Ramsey City Code as listed below: <br />• City Code Chanter 30-3 — Property conditions constituting a public nuisance <br />o (25) The outdoor or outside storage of any abandoned or inoperable vehicles, as <br />defined by this chapter. <br />o (27) Any violation of section 117-355, relating to off-street parking regulations. <br />• City Code Section 117-57. Nonconformins structures and uses. <br />o Notwithstanding any other provisions of this chapter, any nonconformity, including <br />the lawful use or occupation of land or premises existing at the time of the adoption <br />of an additional control under this chapter, may be continued, including through <br />repair, replacement, restoration, maintenance, or improvement, but not including <br />expansion, unless it is a nonconforming use that is destroyed by fire or other peril <br />to the extent of greater than 50 percent of its market value, and no building permit <br />has been applied for within 180 days of when the property is damaged. In this case, <br />the city may impose reasonable conditions upon a building permit in order to <br />mitigate any newly created impact on adjacent property. Any subsequent use or <br />occupancy of the land or premises shall be a conforming use or occupancy. <br />• City code Section 117-120. — H-1 Highway 10 Business District. <br />o Conditional uses.
