CC Regular Session 7, 3, <br />Meeting Date: 09/14/2021 <br />By: Chloe McGuire Brigl, Community <br />Development <br />Information <br />Title: <br />Adopt #21-265 Approving Final Plat and Development Agreement for Northfork Meadows, Case of Lennar <br />(20-135) <br />Purpose/Background: <br />The purpose of this case is to review a request from Lennar (the "Applicant") for final plat and development <br />agreement for Northfork Meadows on the property generally east of Puma St and south of Alpine Dr (the "Subject <br />Property"). The Subject Property is approximately 33 acres and has a split zoning with R-1 Residential (MUSA - <br />Detached Single Family Homes) (80 foot wide lots) along the eastern and southern boundary, with the remainder of <br />the property zoned R-1 Residential (MUSA -Detached Villas) (65 foot wide lots).The City Council approved the <br />preliminary plat for this project in February 2021 contingent upon the developer finalizing the final plat and <br />entering into a development agreement with the City. These are standard contingencies of approval and the last step <br />in a project prior to allowing full construction onsite. <br />Below is a summary of the project: <br />• Site Acreage: Approximately 33 acres <br />• Proposed Number of Lots: 88 lots (41 80-foot wide lots, 47 65-foot wide lots) <br />• Current Zoning: R-1 Residential (MUSA -Detached Single Family Homes) 80-foot wide lots (eastern and <br />southern boundary), and R-2 Residential (MUSA -Detached Villa) 65-foot wide lots (remainder) <br />• Proposed Density: 3.35 units per acre <br />Notification: <br />No notification is required for final plat. Notification was required and provided with the preliminary plat. <br />Time Frame/Observations/Alternatives: <br />Alternatives <br />Alternative 1: Approve the final plat and development agreement as proposed. The final plat generally meets all of <br />the City requirements, and the attached resolution includes standard contingencies of approval. The Applicant is <br />also using the City's standard development agreement template. Since the project meets all requirements and <br />standards, the City Council should approve. <br />Alternative 2: Approve with additional contingencies. Staff could be supportive of this if the City Council felt there <br />were items not included in the attached documents. <br />Funding Source: <br />The Applicant, Lennar, is responsible for all costs associated with project review. <br />Recommendation: <br />Staff recommends adoption of Resolution #21-265. <br />Outcome/Action: <br />
