<br /> WHEREAS, the Planning Commission reviewed two (2) Concept Plans, including a nine <br />(9) lot layout and a nineteen (19) lot layout, in December of 2020; and <br /> <br /> WHEREAS, the City Council reviewed the two (2) Concept Plans in January of 2021 <br />and directed the Developer to proceed with plan design for the nine (9) lot layout due to existing <br />physical constraints of the Subject Property, including significant wetlands both on and adjacent <br />to the Subject Property and dedicated parkland adjacent to the Subject Property; and <br /> <br /> WHEREAS, the Planning Commission reviewed the Sketch Plan on April 8, 2021; and <br /> <br /> WHEREAS, the City received an application for Preliminary Plat approval and a <br />Variance to cul-de-sac length on May 5, 2021; and <br /> <br /> WHEREAS, the Planning Commission held a Public Hearing and recommended <br />approval of the Preliminary Plat and approved the variance on June 3, 2021; and <br /> <br /> WHEREAS, the City Council reviewed and approved, with contingencies, the <br />Preliminary Plat on June 22, 2021; and <br /> <br /> WHEREAS, on June 22, 2021, the City received an application for a Variance to <br />wetland setbacks on three (3) of the proposed lots in Williams Woods; and <br /> <br /> WHEREAS, the Planning Commission reviewed and approved a Variance to wetland <br />setbacks for Lots 3-5, Block 1 Williams Woods on July 22, 2021; and <br /> <br /> WHEREAS, the City received an application for Final Plat consideration on July 1, <br />2021. <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1) That the Ramsey City Council hereby grants approval of the Final Plat and Development <br />Agreement for Williams Woods in accordance with relevant City Codes, subject to the <br />following conditions: <br />a. Compliance with the Staff Review Letters. <br />b. Compliance with all Staff Review Comments in ProjectDox. <br />c. Final approval by City Engineer and City Attorney. <br />d.
