Chairperson Bauer closed the public hearing closed at 7:16 p.m. <br />Commission Business <br />Motion by Commissioner Walker, seconded by Commissioner Peters, to adopt Resolution #21- <br />253 granting a variance to fence height requirements for the front yard on the subject property. <br />Further discussion <br />Commissioner VanScoy commented that he feels a four -foot fence would be adequate. He stated <br />that perhaps the ordinance should be reconsidered if six-foot fence heights continue to be <br />approved. Commissioner Gengler stated that this situation is unique because that adjacent <br />intersection is very busy with heavy amounts of traffic, in addition to the Google maps issue. She <br />did not believe a six-foot fence would detract from this area and believed the variance criteria are <br />met by the request. <br />Motion Carried. Voting Yes: Chairperson Bauer, Commissioners Walker, Peters, Dunaway, and <br />Gengler. Voting No: Commissioners Anderson and VanScoy. None. Absent: None. <br />6.02: Public Hearing: Consider Request for a Variance to Minimum Lot Size for Multiple <br />Proposed Lots in Lynwood Subdivision, Located West and South of 15050 Armstrong <br />Boulevard (Project No. 21-122); Case of Lennar <br />Public Hearing <br />Chairperson Bauer called the public hearing to order at 7:19 p.m. <br />Presentation <br />Senior Planner McGuire Brigl presented the staff report stating that staff supports the request as it <br />helps avoid potential impacts to a wetland complex on the subject property, creates a wider density <br />transitioning corridor, and the resulting reduced lot sizes are just slightly below the minimum area <br />requirement. <br />Commissioner Anderson asked for additional information on the outlot as it pertains to the back <br />of the home. He asked the distance from the home to the outlot and whether there would be space <br />for a deck, garden, or pool. <br />Senior Planner McGuire Brigl estimated that the lots are about 100 feet deep and noted that the <br />homes would meet the backyard setback. <br />Commissioner Anderson stated that he would like to know the distance from the back of the home <br />to the outlot line, noting that he wants to ensure there is room for the homeowner to enjoy the <br />backyard. <br />Planning Commission/ September 23, 2021 <br />Page 4 of 14 <br />
