<br />The National Wetlands Inventory Maps distributed by the U.S. Department of the Interior Fish and <br />Wildlife Service and Maps of Protected Waters distributed by the state department of natural <br />resources are incorporated by reference in this definition. <br />(3) Wetland as defined in Minn. Stats. § 103G.005, subd. 19. <br />The wetland inventory performed by the city as part of article II, division 4, subdivision VI of this chapter is also <br />incorporated by reference. Field delineation and a report are required prior to any construction. <br />Wind energy conversion system (WECS) means any device such as a wind charger, wind mill, or wind turbine <br />and associated facilities that converts wind energy to electrical energy. This equipment includes any base, blade, <br />foundation, generator, nacelle, rotor, tower, transformer, vane, wire, inverter, or other component used in the <br />system. <br />(1) WECS, blade. A component of a WECS mounted to the rotor, causing the rotor to rotate under wind <br />conditions. <br />(2) WECS, medium-scale. A WECS with a height between 101 feet and 200 feet tall, including the blade. <br />(2) WECS, micro-scale. A WECS mounted to an existing Structure. <br />(3) WECS, small-scale. A WECS with a height no greater than 50 feet tall, including the blade. <br />(4) WECS, utility-scale. A WECS with a height greater than 200 feet, including the blade. <br />Window sign means a sign installed inside a window, or any sign placed within a building for the purpose of <br />being visible from the public right-of-way. This does not include merchandise on display. <br />Woodland means a group of trees at least one-half acre in area and with a crown cover of 50 percent or <br />greater. <br />Work site means any lot or parcel of land under the same ownership, where grading is performed or <br />permitted. <br />Xeriscape means an integrated approach to landscape water conservation. Xeriscape means dryscape or low <br />water use landscaping. Xeriscapes are designed through wise planning, plant and construction materials selection, <br />and proper installation to provide beautiful, water efficient, low maintenance landscapes. <br />Yard means an open space on the lot which is unoccupied and unobstructed from its lowest level to the sky. <br />A yard extends along a lot line at right angles to such lot line to a depth or width specified in the yard regulations <br />for the zoning district in which such lot is located. <br />Yard, front, means that area extending along the full length of a front lot line between side lot lines and to <br />the depth required in the yard regulations for the district in which it is located. In the case of a corner lot abutting <br />one or more major roads, both yards shall be considered front yards. A major road is any road that is of a collector <br />designation or greater. <br />Yard, rear, means a yard extending across the full width of the lot and lying between the rear line of the lot <br />and the nearest line of the principal building. <br />Yard, side, means a yard between the side line of the lot and the nearest line of the principal building and <br />extending from the front line of the structure to the rear property line. <br />Zoning administrator means the community development department. <br />Zoning amendment means a change of the zoning map or zoning text authorized by the city, either in the <br />allowed use within a district, or in the boundaries of a district. <br />Zoning buffer means a buffer, as defined and required by the zoning ordinance or as a condition of zoning <br />approval for a specific property. <br /> <br /> #±¤ ³¤£Ÿ ʆʂʆʅŻʂʋŻʂʅ ʅʈŸʈʆŸʈʇ Ơ%34ơ <br />(Supp. No. 10, Update 2) <br /> <br />Page 33 of 34 <br /> <br />
