The subject property is zoned E-1 Employment and the proposed <br /> · / <br />[~tcility is a permitted use in this district. <br /> <br />The subject property is 39,356 square feet in size, which is less than the 1-acre minimum <br />lot size. The initial lot size was 1.3 acres during the Preliminary Plat Review of Sunfish <br />Gateway at the June 6, 2002 Planning Commission meeting. The plat was approved by <br />the City Council on June 25, 2002, contingent upon easement rights being granted to the <br />City to make the private street a public street. The road easement borders the subject <br />property on the south and west side and decreased the lot size belOw l-acre. <br /> <br />~l'he site plan is exceeding all setbacks, except the side yard. The proposed addition has a <br />building setback encroachment of 11 feet on the north side. The developer filed a <br />variance for this setback encroachment and it was approved by the Board of Adjustment <br />on August 8, 2005. Lot coverage has been calculated at 20.7%, which is under the 45% <br />maximum lot coverage restriction established in City Code. The site plan is subject to a <br />total of 18 parking stalls and the site plan is providing for a total of 27 parking stalls. <br /> <br />Access to this site is proposed from two driveways onto 140th Court. The off-street <br />parking and maneuvering areas will be surfaced with bituminous paving and finished <br />with concrete curbing. <br /> <br />'['he proposed rock face concrete block on the exterior walls is permitted in the E-1 <br />Employment District. <br /> <br /> <br />
