CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP & ASSOCIATES <br /> <br />On August 23, 2005, Site Plan approval was granted by the City of Ramsey ("City") to Sharp & <br />Associates CPermittee"), whose address is 6431 140th Court, Ramsey, MN 55303, to construct an <br />8,415 square lbot office/warehouse facility ("Structure") on the property which is legally described as <br />f'ollows: <br /> <br />Lot 4-, Block 1, Sunfish Gateway Business Park <br /> <br />the ("Site"). <br /> <br />This approwd is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as <br />2>llows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br />archi tect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The s~ructure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the <br /> / <br />Site Plan submittal prepared by RJT Architects dated June 20, 2005. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by the City <br />Engineer.and in accordance with the Grading, Drainage, and Erosion Control Plan prepared by <br />Plowe Engineering, [nc. dated July 7, 2005, revised. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the <br />Site Plan. The Required Improvements are as follows:: <br /> <br />a. Site grading in accordance with the Grading Plan, dated July 7, 2005. <br />b. Installation of concrete and bituminous driveways and parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all Concrete <br /> and/or bituminous surfaces. <br /> <br />Establishment of turf in areas disturbed during construction and in accordance with the Site <br />Plan. <br />Installation and removal of temporary erosion control measures. <br />Installation of landscaping materials in accordance with the approved Landscape Plan, <br />dated June 20, 2005 prepared by RJT Architects. <br /> <br />("Required Improvements)". <br /> <br /> <br />
