CITY OF RAMSEY DEVELOPMENT PERMIT SHARP & ASSOCIATES On August 23, 2005, Site Plan approval was granted by the City of Ramsey ("City") to Sharp & Associates CPermittee"), whose address is 6431 140th Court, Ramsey, MN 55303, to construct an 8,415 square lbot office/warehouse facility ("Structure") on the property which is legally described as f'ollows: Lot 4-, Block 1, Sunfish Gateway Business Park the ("Site"). This approwd is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as 2>llows: STRUCTURE. All building plans must be prepared and certified by a registered engineer or archi tect. STATE BUILDING CODE COMPLIANCE. The s~ructure shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the / Site Plan submittal prepared by RJT Architects dated June 20, 2005. SITE PREPARATION. All site grading and drainage shall be subject to approval by the City Engineer.and in accordance with the Grading, Drainage, and Erosion Control Plan prepared by Plowe Engineering, [nc. dated July 7, 2005, revised. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows:: a. Site grading in accordance with the Grading Plan, dated July 7, 2005. b. Installation of concrete and bituminous driveways and parking lot. c. Installation of B-6/12 continuous concrete curbing around the perimeter of all Concrete and/or bituminous surfaces. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan. Installation and removal of temporary erosion control measures. Installation of landscaping materials in accordance with the approved Landscape Plan, dated June 20, 2005 prepared by RJT Architects. ("Required Improvements)".
